The company has several divisions specializing in areas such as property management, property development, and continues to acquire and grow its corporate real estate portfolio across Canada.

We are searching for a Live-In Resident Manager for Rental Apartment Building

Key Criteria:

• Organized, motivated and professional
• Excellent customer service and communication skills
• Proficient in computer applications such as MS Office
• Detailed oriented
• Secondary school required
• Proficiency in English
• Live in position only

Profile of role:

Live-In Resident Manager – (will train)

General duties of the Resident Manager include but not limited to:

Rental Activities
• Respond to all incoming telephone rental inquiries
• Show vacant suites to prospective tenants
• Take applications, ensure all information is complete
• Verify references & I.D., accept deposits
• Ensure vacant units are cleaned
• Keep register for intercom up to date

• Promptly collect rent payments on the 1st of the month
• Issue receipts for all cash collected
• Prepare rent roll and deposit in bank
• Serve late notices, serve termination notices
• Enforce apartment rules
• Conduct move-in/move-out inspections

Record Keeping
• Maintain an individual file for each tenancy
• Keep a copy of all letters, notices & other correspondence relating to a tenancy
• Keep careful record of petty cash
• Maintain and submit a trades report to head office monthly with purchase order numbers and detailing any
work done at the building.
• Maintain and submit all other reports as may be required.

• Clean/vacuum lobby, elevators, laundry room and other high traffic areas as needed
• Pick up debris from driveway, walkways and lawn as needed
• Keep the elevator room, boiler room and other service rooms clean and organized
• Keep the exterior grounds and parking area clear of litter and are well kept
• Check and clean area surrounding dumpster
• Clean locker rooms and other very low traffic areas on a monthly basis or as needed
• Wash down driveway as required
• Check and clear debris from roof drains and floor drains

Coordination of Trades
• Calling and scheduling trades/contractors
• Progress Report
• Obtain purchase orders from head office prior to calling in trades, with the exception of emergency call-ins, which must be reported to the Property Manager as soon as possible
